| dc.description.abstract | Το 1993, εκπονήθηκε μελέτη από τον Κυπριακό Οργανισμό Τουρισμού, για τον καθορισμό της Στρατηγικής της Ανάπτυξης του Ναυτικού Τουρισμού. Απώτερος στόχος της Στρατηγικής αυτής, ήταν ο εμπλουτισμός του τουριστικού προϊόντος και η αύξηση του ποιοτικού τουριστικού ρεύματος προς την Κύπρο. Αποτέλεσμα της μελέτης ήταν η απόφαση για την χωροθέτηση και την ανάπτυξη έξη Μαρίνων, εκ των οποίων οι πέντε Μεγάλης Κλίμακας εντός της επικράτειας. Σκοπός της παρούσας μεταπτυχιακής διατριβής είναι η διερεύνηση των Μαρίνων αυτών ως επιχειρηματικές μονάδες, καθώς η κατασκευή τους και η λειτουργία τους πραγματοποιείται με ιδιωτικά κεφάλαια με την μέθοδο του D.B.F.O.T. (Design, Build, Finance, Operate, Transfer). Ως μέθοδος για την έρευνα επιλέχτηκε η κατάρτιση ενός Επιχειρηματικού Σχεδίου (Business Plan) της εταιρείας «Limassol Marina Ltd» η οποία είναι υπεύθυνη για την κατασκευή και την λειτουργία μιας εξ αυτών, της Μαρίνας Λεμεσού. Έτσι αφού έγινε ανασκόπηση της σχετικής βιβλιογραφίας από τον διεθνή ακαδημαϊκό χώρο, δόθηκε το θεωρητικό υπόβαθρο της μελέτης, αναλύοντας διεξοδικά έννοιες όπως είναι, η σημασία του Τουρισμού για την Κυπριακή Οικονομία, οι Μαρίνες στην Κύπρο, η υφιστάμενη και η μελλοντική κατάσταση σε σχέση με τον ναυτικό τουρισμό στην Κύπρο καθώς και η σχέση της οικιστικής ανάπτυξης με τις Μαρίνες. Εν συνεχεία αναλύθηκε η μεθοδολογία με την οποία πραγματοποιήθηκε η έρευνα, που στην προκειμένη περίπτωση είναι η μελέτη περίπτωσης. Κατόπιν έγινε η περιγραφή και η ανάλυση των στοιχείων της έρευνας με βάση την μεθοδολογία που επιλέχτηκε. Η έρευνα καταλήγει στο συμπέρασμα, ότι οι επενδύσεις στο χώρο του Ναυτικού Τουρισμού και ειδικά στην δημιουργία Μαρίνων στην Κύπρο, μπορούν να είναι επωφελής, τόσο για το κράτος και την τοπική κοινωνία, όσο και για τους υποψήφιους επενδυτές αρκεί να γίνουν με τον σωστό σχεδιασμό και να συνδυαστούν με οικιστικές και εμπορικές αναπτύξεις. | el_GR |

| dc.description.translatedabstract | In 1993, a study was prepared by the Cyprus Tourism Organization to define the Strategy for the Development of Nautical Tourism. The ultimate goal of this Strategy was to enrich the tourist product and to increase the quality of tourist flow towards Cyprus. The result of the study was the decision on the siting and development of six marines, of which the five Great Scale within the territory. The purpose of this postgraduate dissertation is to investigate these Marines as business units as their construction and operation is carried out with private funds under the D.B.F.O.T. (Design, Build, Finance, Operate, Transfer). The Business Plan of Limassol Marina Ltd, which is responsible for the construction and operation of one of Limassol's Marina, was chosen as a research method. After reviewing the relevant literature from the international academic field, the theoretical background of the study was given, analyzing in detail concepts such as the importance of Tourism for the Cyprus Economy, Marinas in Cyprus, the current and future situation in relation to the marine tourism in Cyprus as well as the relationship between residential development and marinas. The methodology followed by the investigation, which in this case is the case study, was then analyzed. Then the description and analysis of the survey data was made on the basis of the methodology chosen. The research concludes that investments in the field of Nautical Tourism and especially the creation of Marines in Cyprus can be beneficial for both the state and the local community and for the prospective investors, as long as they are done with the right planning and to be combined with residential and commercial developments. | el_GR |
