dc.description.abstractΗ ελληνική αγορά ακινήτων πλήττεται από την πτώση της οικοδομικής δραστηριό- τητας, των συναλλαγών και των μεγάλων μεταβολών των τιμών πώλησης των ακινήτων. Στην τοπική αγορά ακινήτων της Κρήτης παρουσιάζονται αντίστοιχες επιπτώσεις, όμως υπάρχουν ανταγωνιστικά πλεονεκτήματα, όπως τουρισμός, οικιστική ανάπτυξη και φυσικό περιβάλλον, που μπορούν να προσελκύσουν επενδυτές και να τονώσουν την τοπική αγορά ακινήτων. Στην παρούσα μελέτη γίνεται παρουσίαση της εξέλιξης των δεικτών και μεγεθών της αγοράς ακινήτων σε εθνικό και τοπικό επίπεδο. Επίσης μέσα από την ανάλυση των τιμών κατοικιών της περιοχής της πόλης του Ηρακλείου διαπιστώσαμε ότι την περίοδο της τρέχουσας κρίσης οι τιμές στις νεόδμητες κατοικίες συγκρατούνται περισσότερο, σε σχέση με τις παλαιές κατοικίες που η πτώση είναι μεγαλύτερη. Επίσης διερευνήθηκαν οι κυριότεροι προσδιοριστικοί παράγοντες εξέλιξης των τιμών στην περιοχή μελέτης για να εκτιμηθεί σε ποιο βαθμό επηρεάζουν τις τιμές κατοικιών. Η ανάλυση των δεδομένων έδειξε ότι θετική επίδραση στις τιμές των νεόδμητων κατοικιών έχουν κατά σειρά σπουδαιότητας το κατά κεφαλήν διαθέσιμο εισόδημα (με βάση το Α.Ε.Π), το κόστος κατασκευής και η φορολογία. Στην περίπτωση παλαιών κατοικιών οι τιμές επηρεάζονται κατά σειρά από το κατά κεφαλήν διαθέσιμο εισόδημα, το δείκτη κόστους αμοιβής εργασιών (αρνητική επίδραση) και τη φορολογία.el_GR

dc.description.translatedabstractThe Greek real estate market is in deep crisis. The downward trend in construction activity and commercial values of properties influenced by reduced incomes, a credit crunch and heavy taxation, along with the limited number of transactions are the most significant developments in the Greek market. The island of Crete is a local market characterized by similar effects, but there are some competitive advantages, such as tourism, local residential development and vacation properties attracting foreign investors. This work aims to analyse indicators of the effect of the current crisis on the national and Cretan real estate markets. It also includes data analysis of housing prices in the region of Heraklion, Crete. This analysis detected the main determinants of house prices in the study area and assessed the extent to which they affect house prices. Results suggest that prices of newly built homes have a significantly lower rate of reduction compared to older properties during the current crisis. These results categorize the factors influencing newly built house prices in order of statistical importance: per capita disposable income (based on GDP), construction costs and property taxation. In the case of older properties the prices are influenced by per capita disposable income, the cost index of wages (negative effect) and property taxation, respectively.el_GR
